Modular Office Renovation Experts

Welcome to Morse prototype. We are going to talk with Derdre and she will explain you who we are and what we stand for. We are Morse, w In the Netherlands we are facing two major challenges. The first one is that half of the office buildings in the Netherlands have an energy label lower than sea. A new law ensures that all these offices have to be closed by 2023. The second challenge is that we in the Netherlands are in need of a million new homes before 2030. We are developing a strategy to renovate those inefficient office buildings into net positive and affordable housing for starters. Thus we are trying to tackle these two problems in one go. For our concept we use a case study of a typical inefficient office w I'm standing next to Ivan. He's been working on the arc Can you explain us a bit more what t With our proposal we aim to improve the current state of not only the buildings we'renovating but also the entire neighborhood or even the city. Therefore we're proposing a mixed use renovation strategy. So the main body of the building is reserved for dwelling units w The communal spaces wit What makes t Modularity is the first of the key concepts that we believe makes our proposal very special. What that means is that we'renovating the building with four different types of modules. We have the facade module, the bathroom kitchen module, the bedroom module and the wall modules and those are all prefabricated units that are brought to the site in order to renovate the building. These modules can be arranged wit The second key concept of our proposal is adaptability and what that means is that over the course of time if the function of the building needs to change the building itself should be able to foster that change. If the demand for office space rises again or if tenant living styles change we should be able to convert the building back into its original function or any other function that is needed. So the basic engineering concepts be We try to be net positive regarding energy, air, water, materials and biomass and in total net positivity means that we contribute more to the environment than that we took from it in the first place. Energy positivity means that we produce more electricity than that we cons So with passive methods for instance we use phase changing materials in conjunction with our green wall. The green wall also plays an important role for our air positive strategy. The greenery is able to filter any of the pollutants that we have inside of our building w The vegetation also plays an important role in our water positive strategy. We separate water into fresh water, grey water and black water and the grey water is treated in a helifold filter system so that it can be reused in flus Black water is treated in anaerobic digester and converted into biogas so that we can use it either to produce electricity or energy for heating.
