Now. that has come along in southeastern Wisconsin in quite some time. Next, Coles is strong and they're smart and they're very successful. Next, they know more about real estate than probably anyone in they do it every day. So it's not a typical issue where somebody is trying to educate a potential client on pluses and minuses about a potential real estate deal. They know more about it than we do. I'm just trying to see what else I can say here. But it does. T We desperately need to have an economic developers s We desperately need to get everybody in a room and have some discussions as to how we go at these kinds of projects. We desperately need to take advantage of the massive amount of expertise that exists in t Because when an issue of t I'm hopeful that after the next election, when the mayor and the county exec are in place again, that they take the opportunity to sit down and we put it all on the table and have some frank discussion. We've got to do a better job on these kinds of programs. And more importantly, we've got to do a great job on putting the emphasis on jobs. We've got to stop building for just the sake of building and say, what's the long-term benefit? What's the impact on our community? How is it going to improve our taxes? How is it going to drive improvements in our educational system? How is it going to improve the life for all of the people in the community and generate retail, commercial, residential, retail, so that we take what we know happens at the 11th hour and move it up way before that?
